Pinmore Mains is situated about six miles from Girvan along the Ayrshire coast within Southwest Scotland. The area is distinctly rural in character with agriculture and tourism forming the backbone of the local economy.

The region is noted for its fertile and productive grassland. The land lies in a climatically favoured area, which is known for its mild climate and long growing season. Pinmore Mains is within easy reach of Girvan, Ayr and Newton Stewart, which provide all essential services.

Pinmore Mains extends in total to about 219.20 acres (88.71 hectares) to include the areas occupied by the farm steading, access tracks, amenity woodland, etc. The agricultural land is contained within a ring fence in 22 clearly defined field enclosures. At present the land is all down to grass for grazing or mowing benefitting from good road frontage.

The land at Pinmore Mains is mainly classified within yield classes 4 to 5 of the Macaulay Land Capability Scale as produced by the James Hutton Institute. This productive commercial block of land has been designated, for the purposes of the Basic Payment Scheme, as regions 1 & 2 and benefits from both the basic payment, greening payment and LFASS over the entire subjects.

THE AGRICULTURAL STEADING
The steading at Pinmore Mains is accessed from the main road into a hard-standing yard. The steading buildings are of modern construction and briefly comprise of a series of four linked steel portal agricultural sheds, which provide overwintering for 100 suckler cows and 140 calves and young stock. There is also accommodation for calving pens and a lambing shed. Across the hardcore yard is a further 60ft x 40ft general purpose shed. To the rear of the steading is a hardcore yard for fodder storage. It should be noted that any moveable pens or gates are not included in the sale but may be available by separate negotiation.

Given the acreage and the viability of the unit, there may exist the opportunity to develop a dwelling house (farmhouse), within the subjects of sale (subject to the necessary planning consents being obtained)

BASIC PAYMENT ENTITLEMENTS
The whole of the agricultural land has been allocated payment regions 1 & 2. We are advised that the vendors are active farmers (as currently defined under EU Regulation 1307/2013 and the Scottish Statutory Instrument 2014/58). We are further informed that the sellers completed an IACS/SAF submission 2020 (a copy of which can be made available for inspection from the sole selling agents during normal office hours).

Pinmore Mains benefits from 79.55 region ‘1’ entitlements with an illustrative unit values of €160.66 (Euros) (2020 values) & 6.03 region ‘2’ with an illustrative unit value of €34.35 The sellers will use their best endeavours to complete the necessary documentation to transfer these established Basic Payment Entitlements. For the avoidance of doubt any such payments already applied for will be retained by the sellers.

LFASS (Less Favoured Area Support Scheme)
The whole of the subjects lie within the LFASS area and for the avoidance of doubt any payment due under this scheme for the current season will be retained by the seller’s.
