Greenmerse Farm is situated off the shore road not far from the pretty village of New Abbey. Greenmerse Farm is a productive stock rearing farm, benefitting from modern and traditional farm buildings, a redundant farmhouse (development potential) and about 355 acres of agricultural land.

The agricultural land is all down to grass for grazing or forage crops. At present the farm is run in conjunction with a dairy farm and as well as providing fodder, it provides useful grazing and overwintering for dairy young stock. The steading buildings at Greenmerse are a range of modern and traditional buildings and are located adjacent to the redundant farmhouse. The buildings are
capable of wintering the dairy young stock, as well as general and forage storage.

The redundant traditional farmhouse, which benefits from fantastic views across the merse and the surrounding countryside. Albeit redundant, the dwelling could have development potential to reinstate or replace. Any interested party wishing to pursue this would need to make their own enquiries with the regional council.

GREENMERSE FARMHOUSE
As mentioned earlier, Greenmerse Farmhouse is now redundant but could have development potential. Any interested party wishing to make further enquiries in this respect would need to contact regional council regarding a building warrant.

GREENMERSE FARM STEADING
The steading buildings are a mixture of modern and traditional construction. We are informed that the steading is capable of overwintering cattle. The steading buildings comprise of a mixture of traditional and modern portal structures under various roofs. The buildings have now been configured for cattle overwintering and there is a slurry ring adjacent to the steading, along with an
earth walled silage clamp and hardstanding, for forage bales.

THE AGRICULTURAL LAND
Greenmerse Farm extends in total to about 363.26 acres (147.01 Ha), to include the areas occupied by the redundant farmhouse, steading, yards, access roads, etc. The holding features 18 specific field enclosures, which are currently all down to grass for grazing and conservation (silage). The land is classified as predominantly yield class 4 of the Macaulay Institute for Soil Research (Land Capability Study), as produced by the James Hutton Institute. It is however noted that field 18 on the indicative sale plan is The Green Merse, which extends in total to about 144 acres
and is categorised yield class 5 & 6 of the aforementioned scale. The farm is self-sufficient in-home grown forage and capable of any type of livestock production. Given that the eastern boundary of the farm is tidal, the acreage stated on the sasines title varies from the modern department measurements.

BASIC PAYMENT ENTITLEMENTS – IACS / SAF
The whole of the agricultural land has been allocated payment region 1. We are advised that the vendors are active farmers (as currently defined under EU Regulation 1307/2013 and the Scottish Statutory Instrument 2014/58). We are further informed that the sellers completed an IACS/SAF submission 2022 (a copy of which can be made available for inspection from the sole selling agents during normal office hours

Greenmerse Farm benefits from 71.75 units of region 1 entitlements with illustrative unit values of €164.52 (Euros) and 71.81 units of region 2 with illustrative unit values of €36.27 (Euros) The sellers will use their best endeavours to complete the necessary documentation to transfer the established Basic Payment Entitlements.

For the avoidance of doubt any such payments already applied for prior to the completion date, will be retained by the sellers, i.e., the 2022 Basic Payment and 2022 greening payment

The purchaser upon occupation of the subjects of sale will be required and be responsible to comply with the statutory management requirements and good agricultural and environmental conditions, as laid down within the cross compliance documentation 2022, this obligation expires on 31st December 2022
